Design, Flexibility and Thermal Efficiency

Whether you are constructing a new home extension - or replacing an old existing conservatory roof, the LivinROOF can give you total design flexibility with the ability to create stylish and thermally efficient rooms - like no other on the market.


The LivinROOF system is constructed from insulated composite external panels and Kingspan insulation board, which are strong and robust, yet extremely thermally efficient and lightweight. The external aluminium cappings of the roof spars and the insulating panels are powder coated in the RAL7016 "Urban Grey" colourway, with a matt finish ensuring that it will compliment any housing style and give a contemporary look.
















At BellaVista, we understand the importance of natural light coming into your home extension, that is why we are such big fans of the LivinROOF proprietory system. It provides the flexibility to provide the daylight where YOU would need it most by having the facility to replace any of the highly insulated panels with a highly energy efficient glazing unit, exactly where it is needed (the CAD drawings below display just some  of the configurations we have come up with for our clients so far and there are Case Studies of completed installations in our Gallery section).


Internally, the LivinROOF is stunning. It delivers a magnificent vaulted ceiling which is very much in "vogue" at the moment and incorporates the LivinROOM internal pelmet around the perimeter where you can install LED downlights or even speakers! Also, beneath the ridge, you have the facilty to inset downlights or hang a pelmet light for a more directional lighting arrangemnt over a dining table for instance, where you wouldn`t otherwise be able to with other vaulted roof products. If a vaulted ceiling isn`t for you, then you could always have the suspended ceiling option, at the same height as an adjoining room to create a more "room-like" feel.


In addition to all the features mentioned above, externally the LivinROOF can incorporate the Classic Cornice gutter system to shroud the uPVC rainwater gutter and create a modern, aethestically pleasing feature in a RAL7016 colour to match the roof, a number of other colours "off-the-shelf" or, any colour from the RAL colour range to enhance to look or just to match something existing (more information found here).

Case Study - Conception to Completion

"We are delighted with the conservatory, it is much better than expected"


We examined a number of quotes, some with glass roofs all the way to "fake tiles", but after his initial visit, Mike came across as the person who understood our needs best and suggested a brand new product called LivinROOF. Although our primary aim was to have an all year-round usuable room, we were concerned about blocking out too much light into the back room. Mike explained, and illustrated very well on his laptop, how we could configure the LivinROOF to essentially give us "the best of both worlds", which was plenty of insulation for the Winter months, but also a large glazing area just where we would need it to allow light through into the soon to be "middle room". Another advantage of the system that was expalined to us, was that during  the sunny days we would avoid too much heat build up and the glare associated with glass roofs (we are South West facing) due to the shading created by the insulated panels. We decided that we would have to have a quote for this new roof.


The quote was slightly more than the majority of glass roof prices we had already had, but less expensive than the "fake tiles", so we asked him if we could persue this avenue further. Nothing was too much trouble and no sooner had we asked, he had arranged for a visit to the Ultraframe factory in Clitheroe, in order for us to see the roof erected on a display model.  

After seeing it there, we were more than happy to proceed with this option and promptly gave BellaVista our order.


Our faith in Mike and the company was confirmed at all stages of the project by the positive solutions that he brought to any of the small issues that were encountered throughout the process. We cannot speak more highly of the tradesmen who were employed at each stage. They were all polite, pleasant to speak to and competent producing, in our view, an outstanding outcome. We couldn`t ask for more.

LivinROOF and Building Regulation Compliance

For purposes of this introduction, we are assuming LivinROOF is being used to replace an existing glazed conservatory roof. The previously exempt conservatory now falls within scope of Building Regulations and the retailler currently has a number of options;

1. To undertake Local Authority Building Control (LABC). Ultraframe have secured a LABC Registered Detail Certificate to assist with this process.

2. Use the LABC Registered Details Certificate with an Approved Inspector of your own choosing.

3. Ultraframe have set up a seperate partnership and system apporval with Approved Inspectors Jhai Ltd.

What is an Approved Inspector?


Building Control is a service tradtionally provided by individual local authorities who are not able to control work outside their geographical area makinh it difficult for an installer who works across multiple Local Authority areas as consistency of approach  can even be an issue within the SAME Local Authority.


Ultraframe has created the option to submit applications to a single corporate approved inspector, such as Jhai Ltd. They are licensed through the CIC (Construction Industry Council) to carry out this regulatory service and are able to operate throughout England and Wales.
